State of title for avoidance of junior mortgages

I just noticed on an AP to avoid junior mortgage in a proof of claim
filed after the AP that there was an assignment of the Deed of Trust and
there are new vested parties that should have been defendants.
I'm now going to look into getting a Litigation Guarantee at a title
company before doing any more of these. But that's probably expensive.
Does anyone have a reasonably priced way to get full title search
results on deeds of trust without having to go with a Litigation
Guarantee?
Or if you use LGs can you recommend a title officer for them?
