New Mortgage anti-deficiency laws

I am going to state the obvious, 580b. (1) and (2) apply to nonresidential
units but are rarely used. 580d. applies to nonresidential units.
It is assumed that 4 or less residential units unsophisticated buyers
which would agree to a short sale with a deficiency, hence the statute is
there to protect them.
If one is conducting a short sale on a commercial residence, they better
negotiate their way out of the deficiency. Otherwise, what's the point of
doing a short sale?

It does not apply to over 4 units. So it can apply to someone who lives
in a duplex for instance.
