Never trust Zillow.
I recall a news report, in the past few days, based upon Data Quick that prices in LA County are up 25% in the past year.

I have a client who needs to file a ch7 but is his 175k homeowners exemption is barely adequate to cover his Malibu home equity. He had an appraisal done to support his estimate but in a Ch7 the value could go up significantly before he is discharged.
I just checked Zillow, and they claim an $18,000 DECREASE in the last 30 days. So the question is; has anyone else seen real estate pricing coming down in Los Angeles in the last 30 days? I dont trust Zillow.
