Credit reporting agencies not accepting mortgage payment history from Debtor

I tell my clients to get a payment history from their lender and show the new mortgage company they may be financing with that they have always been current, etc.
It's worked so far for 2 clients in the last year.

>> As most of you know, mortgage lenders refuse to report ongoing mortgage payments after the debtor has received a discharge in a chapter 7. The common workaround is to tell the debtors to obtain a payment history once a year from the lender and file it themselves with the credit reporting agencies. Well that's not working out.

Debtor wants to refinance and is (again) being told by the lender that she should have reaffirmed her mortgage in the BK and that they won't refi without a reaffirmation.
