Spouse refinancing separate property - lender says debtor has to sign deed of trust - WHAT?

This is really a title company issue. The lender will obtain a policy of
title insurance, so if title will insure, they are covered. The title
companies are the ones that require the quit claim from the non-owner
spouse. I always try to speak to the title officer, to see if we can
resolve the issue.
BTW: There are many lenders out there. Why is she married to this lender?
She should take her business elsewhere.

See if the lender will let him file it again instead of signing on the
loan.

It would be better if he could file a Spousal Quitclaim Deed instead.
