Means of proving real estate valuation

Jay
I tell the client to get three broker's price opinions. When I was a trustee I had a broker set up a network of local real estate agents with whom the broker could colist properties. Then I gave the broker a list of properties for bpo's. Many of the current trustees use that broker and his net.
Only a local sales agent/broker can give one a real market value.
Once we have the three price opinions, I explain the risks of sale to the debtor and let them decide if we file.

I think it depends on the trustee. I have had trustees comment about the
value being different from what they found on Zillow, so I always have a
print out of the Zillow I used for the petition. In the recent market,
Zillow may update between the time you run it and the 341.
If valuation is an issue, you need an appraisal. If valuation is going
before a judge, you need an appraisal. I'm in the northern division and I
wouldn't dream of putting a Zillow print out in front of Judge Riblet. If
you are using the homestead exemption to protect equity you might need an
appraisal, especially if try to use the low end of the Zillow range. If I
had a close call on homestead equity I would probably have the client get an
appraisal. But most of my clients are so far underwater they need scuba
gear.
