LAM Motion for an investment property

I would really appreciate if someone can share with me a LAM Motion for an investment property. I have a client who owns a rental condominium unit. She lives with her parents and does not own any other real estate. There are two loans against the property. The 2nd TD is totally unsecured and the first TD is partially unsecured. The matter with avoiding the 2nd is clear. However, I'm struggling with the issue of cramming down the first to property value.
