Civ Code 2923.5 -2923.6

Good day all,
Has anyone used these sections in aid of forcing a loan modification on a lender? It seems to provide for that. I have recently re-read an article by Mike Doan that asserts this is possible, but so far I have no examples.
If anyone has done, or is planning to do so, please let me know.
