Not necessarily. What if B came on title before the loan was made. Then
loan only encumbers A's interest

If the Debtor is on title, there will be an automatic stay, but if no equity
the lender should have no problems getting relief from stay (unless an "SB"
case). Send a copy of the bankruptcy petition to the foreclosure trustee.

When did "B" get onto title, before or after the loan was made?

Query: a residential home that is presently leased to a third party is
"owned" by two individuals. Individual "A" took out the mortgage on the
home in his name only. Individual "B" is named on the title but is not on
mortgage. The house is in foreclosure. If Individual "B" files bk, what
effect?
