BPO v. Appraisal

Yesterday, I had the privilege of appearing in Judge Thompson's courtroom.
A debtor's counsel asked the judge, paraphrasing, if an appraisal is
necessary evidence on a Lam motion or whether a (less expensive) BPO would
suffice. The learned judge responded that a BPO would indeed be relevant
evidence, but of course subject to appropriate weighing (experience of BPO
author in real estate, experience of author in the geographic area, etc.),
and seemed to be quite ok with BPOs, in general. Hale
