Motion Avoiding Judicial Lien Granted. Now what?

This thread is about 522(f) motions, not 506 lien strips. Interesting
questions though about whether that order should be recorded in the
latter. 522fs are effective upon entry and need to be recorded so that
they can be found in the name index as opposed to the chain of title
index. My 506 orders all compel the lenders to have 90 days after
discharge of the Chapter 13 to file a Reconveyance of Deed of Trust (and
yes, judges do seem to sign them). Not enough time has passed for it to
be applicable to any of my clients. I will upon the completion of 13s
that have had lien strips write letters to clients telling them to
follow up with those lenders themselves unless they want me to bird dog
it for them.

Do you wait to record it until the end of the 3 or 5 year period? Or do
you record after the lien strip is granted even though it wont do anything
if the case is dismissed prior to discharge or completion of the plan?

I would add that you need a Certified copy of it to file. You get it
from the Court. It used to have a red ribbon across it - really pretty.
I've had clients get it because they don't want to pay my fees and the
messenger fees. Then you file it in the county records.
Now if the house is about to be refinanced or sold, then maybe the title
company at the direction of the escrow company can do it. They just
file it ahead of the other documents.

Yes, they're called attorney services. In the olden days (before
ECF) we used to use them to file documents and obtain claims and
other things from court files.
I prefer to use the client to do these things since they are the
most motivated (usually).

Is there a service that will do this for a fee? I mean, go to bankruptcy
court clerk and purchase a certified copy of the judgment and then go to
county recorder's office and record it there?
