I use John Rydell, at A Plus Appraisals, 4360 Johanna Avenue, Lakewood, CA 90713, tel.: 562.425.0564. He's very good, very fast, very experienced, and
will sign a declaration under penalty of perjury attesting to the accuracy of
the appraisal. That makes it admissible. He is also very good at testifying in
Court if there are any challenges to his appraisal. Finally, he is a forensic
appraiser, meaning that he can provide appraisals with values in the past -though obviously you won't need that service in a 522(f) action.
Please tell him I sent you.
