Donovan requirements for 522f Valuation of residence

Thank you. Yeah, I failed to serve ALL lienholders and had to reserve
on the unaffected 1st and 2nd mortgages. Seems stupid to me, but it is
in the local rules. I'll read In re Villar.

Last time I filed one, which wasn't too long ago, he did require an appraisal report, does require a claimed exemption and as usual, make sure to follow In re Villar, 317 BR 88 (9th Cir. BAP 2004) and FRBP 7004(b)(3) and and be sure to serve ALL lienholders.

Does anyone know if Judge Donovan requires an appraisal for fair market
value of a residence in a 522(f) lien strip? If not, what level of
evidence does he need: broker, or even a declaration of homeowner?
