HOA Dues: Contractual or covenant running with land?

Interesting recent BAP case out of Washington held that postpetition
HOA dues were not contractual, but instead a covenant running with
the land and, therefore, not dischargeable in a bankruptcy case as
being part of a prepetition contract.
Does anyone know what California's law is re: HOA dues, or does it
depend on the individual agreements?
