Chapter 13 - want to sell the house

My pre-confirmation Chapter 13 clients are not feeling like they are going
to be able to pay their mortgage and the I see Chapter 13 payments. The
good news is that the rising real estate market in southern California has
given then the miracle of equity. So they want sell.
So what is the best way to do this? I think what is best to finish the
Chapter 13 confirmation and then seek permission to sell the house, but the
alternative of dismissing now and selling seems risky as it leaves them open
to a foreclosure from the evil unorganized lender (Citi) who is willing to
tell me that the foreclosure is currently on home (duh!) but not much more
about how to proceed.
So what do I do with my debtors who want to do the right thing and sell the
house they can not afford and move to something more affordable, but not
sell at a firesale? Trustee is Dockery if it makes a difference.
I welcome suggestions, tips, and sage words of wisdom.
