The old debtor put on title to the property question (again)

Apologies in advance, I know its been rehashed again and again.
Potential client, along with her sister, added to title of mom's mobilehome ten years ago as mom is elderly. Potential client never contributed to the downpayment, monthly payments, etc - mobilehome was free and clear. Six months ago she is taken off title. Case is a valley case. Thoughts on the likelihood of a problem (the big huge CYA warning letter is a given)
