Based on escrow's final settlement statement, in March 2015, parents gifted all the equity in Greenacre to daughter as part of daughter's financing for purchase of Greenacre.
So home was actually sold to daughter who obtained a new loan to payoff parents' mortgage loans on Greenacre and deed is duly recorded. Daughter lived at an apartment in a different city and never lived at the home.
Out of convenience, Daughter had parents pay her apartment landlord directly since it was the same amount as the mortgage payment.
Is the operative fact the gift of equity that transpired over four years ago?
