If he has a $175k exemption (>65, disabled, poor), he probably needs repairs done to the house: roof, heating and AC, foundation, paint, new windows, plumbing, electrical. Also probably has deferred dental. If he has these needs, it is a much better way to spend his cash than on equity increase.
